For decades, the journey for travellers visiting Fiji has followed a familiar pattern. They step off long-haul flights into the warmth of Nadi, greeted by an iconic, heartfelt Bula, before winding their way down the Queen’s Road across western Viti Levu to the Coral Coast.
It is a timeless journey that Warwick Hotels and Resorts Chairman Richard Chiu remembers vividly. Speaking at a landmark gathering in Suva, Mr Chiu took the room back to where it all began: “It was in 1979 when I first touched down in Nadi airport and then drove along the Coral Coast to the then Fiji Hyatt Regency,” he recalled. “Its natural beauty was overwhelming, and anyone who has seen the sunset from its lobby terrace that evening would have the vision etched into their memories. As for myself, I can still see it today.”
Many suns have set since that overwhelming 1979 evening, and the sanctuary known today as The Warwick Fiji has long helped travellers leave the frantic outside world behind. But while the memories made along these shores are shared by millions, the financial returns behind them have historically been different. For years, the profits of luxury tourism have largely flowed outwards to overseas parent companies.
Now, a major shift is unfolding.
EXPLORE Fiji® attended the landmark “Journey into the Future” event hosted on August 26, 2026, at the iconic Grand Pacific Hotel in Suva. There, the group officially announced that it has started the process to list Warwick Holdings Fiji on the South Pacific Stock Exchange (SPX).
This listing introduces a massive shift for the parent brand. Globally, Warwick Hotels and Resorts is celebrated for its collection of distinct, upscale properties known for exceptional quality. They operate approximately 50 luxury hotels across five continents, anchoring prime spots in world-class destinations like San Francisco, New York, Paris, London, Geneva, Beijing, Doha, and Nassau in the Bahamas.
Warwick Hotels and Resorts will remain a fiercely private, independent entity. Only its unique regional footprint—consisting of four properties in Fiji (The Warwick Fiji, The Naviti Resort, Tokatoka Resort, and Tambua Sands) and one in Vanuatu (Warwick Le Lagon)—is being carved out for this historic Initial Public Offering (IPO). This marks the brand’s very first public market debut anywhere in the world.
The historic milestone has captured the full backing of the Fijian Government. Attending as the chief guest, Prime Minister Sitiveni Rabuka hailed it as a monumental vote of confidence in Fiji’s national economy, capital markets, and expanding tourism landscape.

Speaking at the official announcement, Mr Chiu summarised this dynamic expansion simply: “Our plans in this part of the world is continuing… So we intend to continue to expand and invest in this country and around the region.”
To a numbers-driven accountant, this might look like a routine corporate restructuring, but in reality, it represents the true democratisation of Fiji’s premier industry: tourism. When the IPO officially launches, the corporate boardroom doors will swing open to everyday citizens. For the first time, a dedicated resort group on the local exchange is offering its shares directly to the local community.
To be precise, this is not the capital market’s very first brush with tourism. Conglomerates like Fijian Holdings Limited (FHL) already hold premier tourism properties and marine experiences in their vast portfolios. However, Warwick marks a distinct milestone as the exchange’s first “out-and-out”, pure-play hotel and resort group.
By entering the trading board, Warwick injects a fresh wave of diversity into the market landscape. The resort group will pull up a chair alongside established local giants and cross-border regional companies spanning entirely different sectors.
Investors browsing the exchange can currently back everything from homegrown Fijian powerhouses in retail, manufacturing, and media—such as RB Patel, FMF Foods, and Communications Fiji Limited (CFL)—to major regional, cross-border players like the financial heavyweight BSP and automotive leader Toyota Tsusho. The addition of a pure hospitality stock fills a critical economic gap on this diverse board, giving everyday people a direct stake in the Pacific’s primary economic engine.
This investment appeal is backed by elite global credentials. Mr Chiu revealed that a performance study by Paris investment bank Crédit Agricole showed Warwick’s operating margins consistently outperforming global hotel groups many times their size. Furthermore, the group enters the public market in an enviable position of financial health, operating with extremely low and practically no debt.
The team helping Warwick with this public move is the Suva-based Kontiki Capital Pte Ltd, who are acting as the main investment advisers, together with their licensed stockbrokers, Kontiki Stockbroking. They are the ones setting up the simple steps that will let local people buy stock and invest directly in our tourism industry.

This open-door invitation is not confined by geography or citizenship. The SPX framework explicitly allows non-Fijians, international travellers, and overseas investors to participate equally in the upcoming IPO. This means that regular Fijians and global visitors alike can use these licensed brokers to buy stock, changing their role from simple observers to genuine part-owners of the beachfronts they know so well.
To help everyday families invest, the government made a special rule: you do not have to pay taxes on the money you make from these shares. By removing these extra costs for both local and international buyers, they made it much cheaper and easier for regular people to own a piece of the company.
Alongside this public listing, Warwick is launching a massive FJ$200 million expansion and renovation programme over the next 30 months. This capital injection is designed to help meet Fiji’s national goal of welcoming 1.25 million annual visitors by 2027. Management confidently projects that this extensive upgrade program will double the company’s revenue over the next five years.
The physical updates across these five distinct destinations within the market portfolio will be substantial:
- The Warwick Fiji on the Coral Coast will undergo a comprehensive room and suite refresh, alongside a major expansion of its popular Sazanami Japanese restaurant and a complete modern redesign of the iconic Hibiscus Bar.
- Tokatoka Resort (situated directly opposite Nadi International Airport) will add 82 new rooms, a new pool, and a 550-square-metre ballroom, rebranding as the Golden Tokatoka Resort.
- The Naviti Resort on the Coral Coast will add 100 new rooms and a swimming pool, emerging as the Silver Crescent Resort.
- Tambua Sands Beach Resort, also nestled on the Coral Coast, will completely renovate all 25 of its private villas, adding plunge pools to select ocean-facing units.
- Warwick Le Lagon in Port Vila, Vanuatu—officially tied into this regional stock entity—will construct 100 new rooms and a brand-new luxury spa facility.
Looking beyond these properties, the group is already charting new frontiers for growth. Warwick Holdings Fiji is actively exploring further investments across the ocean, having been invited to review expansion sites in the Solomon Islands alongside potential tourism ventures in Indonesia.

Though their global footprint spans the world’s most glamorous cities, Mr Chiu emphasised that the brand has always treasured its involvement in Fiji and the South Pacific. This combination of property expansion and public listing sets a new standard for sustainable regional tourism, ensuring local beauty funds local growth. This community focus is backed by real commitments to the workforce, including collective agreements that secured retroactive pay rises for hotel staff ahead of the public transition.
As the physical construction takes shape over the next 30 months, the true success of Warwick’s transformation will not be measured solely by room capacities or revenue figures. Instead, it will be visible when both local families and global visitors look out at the Pacific sunset and know that they own a piece of the horizon.
